      Our Damp and Mould Surveys Includes Moisture Mapping and Thermal Imaging

      Thermal Imaging allows us to fully appreciate the moisture within the structure and provides a visual representation for both the Surveyor and the client.

      All images taken during the survey are included in our detailed damp survey reports.

      Upon completion of our thorough investigation, our Surveyor will explain in detail the issues detected with the property, the areas of concern and more importantly, what action is required to rectify any damp issues found.

      All of this information is included in our reports, which follow within two or three working days, or less, of the survey.

      Our Surveyors will never discuss their findings with tenants, or the property owner if surveying for a buyer.

        Damp & Timber Survey – Frequently Asked Questions

        If you see signs like damp patches, mould, musty smells, or issues with floors or woodwork, a survey helps identify the real cause before you spend money on repairs.

        You should strongly consider one if:

        • You are buying a property and damp has been flagged
        • You suspect rot, woodworm, or structural timber issues
        • You want an independent opinion before agreeing to work

        This is one of the most common concerns—and often misdiagnosed.

        Condensation → caused by poor ventilation (very common)

        Penetrating damp → linked to defects like leaks or external walls

        Rising dampRising damp is a myth, and Alpine Surveys prove the true cause of the damp throughout your area and the South of England from South Yorkshire down.

        A correct and thorough survey distinguishes between these, so you don’t end up paying for the wrong recommendations. Our surveys include a thorough external condition survey, full internal moisture mapping, a full assessment of moisture absorption due to condensation, thermal imaging, and a detailed assessment of all accessible timbers.

        Typical warning signs include:

        • Springy or uneven floors
        • Crumbling or soft wood
        • Musty smells
        • Visible fungal growth

        We assess all accessible timbers thoroughly for Wet Rot, Dry Rot and infestation, and will determine if the timbers are still structurally sound.

        Wet rot (localised, moisture-related)
        Dry rot (more serious, can spread)
        Or something less severe

        Costs depend on property size and detail required, but our surveys are priced competitively and are undertaken by very experienced Surveyors.

        Please remember that we are independent, unlike damp proofing companies who wish to sell you their products.

        Contact us for a clear, no-obligation quote.

        It depends entirely on the cause.

        • Minor ventilation issues → low cost
        • External defects → moderate
        • Structural timber decay (e.g. dry rot) → more involved

        The key is, correct diagnosis early, which can save thousands. Alpine Surveys undertake the most detailed Damp & Timber surveys, and will determine the true cause, and thereafter recommend not just the actual remedial work, but cost-effective options where possible.

        Very often, yes.

        If your survey (e.g. Level 2 or Level 3) mentions damp or timber concerns, you may need a specialist report to:

        * Proceed with confidence
        * Satisfy your mortgage lender
        * Renegotiate the purchase price

        Sometimes.

        Lenders may request a report if:

        * Damp is flagged in a valuation
        * Timber defects are suspected
        * There are visible signs of moisture or decay

        A clear report helps keep your purchase moving.

        A proper survey goes beyond a quick inspection.

        It typically includes:

        • Full external condition survey to establish moisture ingress points and risks
        • Moisture mapping across all walls and floors
        • Inspection of accessible structural timbers (floors, roof, etc.) or via a borescope camera
        • Checks for wet rot, dry rot, and woodworm
        • Identification of damp sources
        • Ventilation and airflow assessment

        You will receive a detailed written report with recommendation. Samples if these are on our web site.

        Yes, where safely accessible.

        These are key areas because:

        * Timber issues are often hidden
        * Damp problems can originate below floors or in roof voids

        This is extremely rare, and to put this in perspective, we have undertaken in excess of 20,000 surveys in the last ten years and we have not recommended one yet!.

        Many issues blamed on rising damp are actually caused by:

        * Moisture penetration
        * Condensation
        * Bridging (e.g. high ground levels)
        * Poor ventilation

        Often, damp proofing companies will recommend this, as they wish to sell useless products or cannot diagnose the true damp cause.

        Yes, and Alpine Surveys have considerable experience regarding the surveying of historic properties and always follow the correct RICS procedure for such properties.

        Older homes often:

        * Lack modern damp-proofing
        * Rely on airflow rather than sealed environments

        Damp doesn’t always mean a major problem—but it needs a correct diagnosis.

        It can be, especially for:

        * Children
        * Elderly people
        * Those with respiratory conditions

        Addressing the root cause improves both the property and indoor air quality.
