WHAT IS INCLUDED IN A BUILDING SURVEY?
When you instruct Alpine Surveys to carry out one of our Building Surveys in Birmingham or Homebuyers Survey in Birmingham, we carry out a thorough assessment of the property from top to bottom, detailing any issues or concerns we find in a comprehensive Building Survey Report.
Our Building Surveyors will first assess the exterior of the property for defects or deterioration, which will include…

- The condition of the windows & doors
- Topography (land gradients) of the property
- Ground levels
- Adjoining properties if terraced or semi-detached to evaluate if any defects or deterioration are affecting the main property of concern

The Building Surveyor will then enter the property and conduct an assessment of each room for defects or deterioration, which will include…
- A visual assessment of every room, which also includes ventilation and extraction survey to ascertain that current Building Regulations are met
- Obtain moisture levels & Thermal Images (using Flir), if required, to ascertain if damp poses an issue within the property.
- If carrying out the survey for a landlord, or tenant, the Sec.11 Landlord & Tenant Act will be taken into consideration.
- If the survey is undertaken for a homeowner and the report is to comment on defects for a new property the NHBC build standard requirements will be taken into consideration
Upon completion of the survey, a detailed comprehensive report will be provided
- The report will describe in detail the building surveyor’s findings and any concerns, defects or deterioration noted during the survey
- Included in the report is a list of recommendations to follow or to provide to a competent, qualified professional to rectify any of the issues discovered during the survey.
- Our Building Surveyor can also, upon request, provide a guide price for any work mentioned within the recommendations.
