What is included in a Building Condition Survey?

Initially, the Surveyor will undertake a detailed external survey to gain a full understanding of the condition of the structure followed by a comprehensive internal survey which will provide you with a detailed overall condition report.

EXTERNAL ASSESSMENT

  • An assessment of any chimney stacks (if present) for defects or deterioration
  • Visual assess the lead flashing
  • Roof tiles and ridge tiles
  • An assessment of the roof and guttering for defects and deterioration
  • An assessment of the elevations, taking into account deterioration to any render, brickwork or stonework, and the mortar joints. Included is the condition of any windows or doors.
  • The surveyor will also take into account the topography (land gradients) of the property, along with the ground levels.
  • If terraced or attached, the Surveyor will also assess any adjoining properties, in order to ascertain if any adjacent deterioration or defects are affecting the main property.
  •  A visual assessment of the drainage, DPC and pathways
  • Visual assessment of the window lintels

INTERNAL ASSESSMENT

The Surveyor will ascertain if anything such as electrics, ventilation, extraction, fire protection etc. does not meet the current Building Regulations standards as well as assess for cold air ingress and damp.

  • If required the Surveyor will obtain moisture levels, in order to ascertain if damp is a contributing factor to any issues assessed.
  • If the survey is being completed for a Tenant or Landlord, the Section 11 Landlord & Tenant Act will be taken into consideration.
  • If the survey is being undertaken for a homeowner, and is to report on defects with a new property, the NHBC (National House Build Council) build standard requirements will be considered.
  • The surveyors will use thermal imaging cameras to detect areas of cold air ingress as well as warm air escaping*
  • We will also look at the insulation within the building and advise on its efficiency

During the survey, the Surveyor will complete a detailed on-site report which will include all of the external assessments undertaken and any defects or deteriorations that were noted.

For the interior, all defects will be noted, along with the reason for the defect compared to the relevant standards. Our report will include all recommendations required to correct the detailed issues, in order to bring the property up to the expected and legally required standard.
